Urbanscape
Properties, Inc. is a fully integrated real
estate company focused on the acquisition and
development of multifamily, retail and mixed-use
projects in urban locations, with particular
geographic focus in Florida and the Washington,
D.C. region. The company specializes in the
development, investment, construction and
property management of projects for its own
portfolio as well as that of other owners and
investors. With a primary objective of
identifying and acquiring opportunistic,
distressed and value add properties, Urbanscape
is well poised to take advantage of the current
disconnect in the real estate and capital
markets. The organization develops high-quality
projects that enhance communities and provide
much needed rental housing, including workforce
housing for government employees like teachers,
firemen and policemen. Urbanscape delivers

investors by providing superior products and
services to its residents and tenants while
maintaining its core principles of honesty,
integrity, quality and sustainable building.
Implementing the philosophy of its founder, Jon
Wood, the company prides itself on establishing

Urbanscape provides a wide array of advisory
services and liquidity solutions to its clients.
Some of these include negotiating loan
modifications for borrowers to reduce their
interest rate and principal balance as well as
secure extensions and better terms for them.
Urbanscape also provides lenders and banks with
consulting, asset management, property
management and receivership services for
workouts, short sales, foreclosures and other
non-performing/under-performing assets. The
company’s distressed asset management services
provide much needed expertise to owners of
management-intensive real estate. With over 100
years of combined experience in real estate, the
company’s executive team can provide practical
and effective solutions for any situation.

JON WOOD - President/Owner
As President/Owner of Urbanscape, Jon
Wood oversees all facets of the
company’s business. He administers
property acquisitions, market analysis,
due diligence, financial analysis,
product design, entitlements, permits,
project financing, property management,
asset management, strategic planning and
risk management. During his career, Jon
has developed over 5,000 apartments
throughout Florida and metro Washington
with a combined market capitalization of
more than $1 billion. His experience
includes developing garden apartments,
mid-rise apartments with structured
parking, and mixed-use projects with retail in a variety of
locations, including new urban
communities like Baldwin Park and Kentlands as well as town centers and
downtowns. Jon has partnered with a
variety of companies such as Trammell
Crow Residential, The Morgan Group and
Archstone while developing projects with
investors such as Prudential, Ameriton,
Boston Financial, Real Estate Capital
Partners and others.
Jon earned a Master of Business
Administration degree from the
University of Florida with a dual
concentration in Real Estate and
Finance. He also received a Bachelor of
Arts degree in Economics, Cum Laude,
from Rollins College. Jon is an active
member of Urban Land Institute,
International Council of Shopping
Centers, The National Multi Housing
Council, and University of Florida
Friends and Alumni of Real Estate. He
currently serves as a member of the
University of Florida Real Estate
Advisory Board and the Maitland
Historical Society Honorary Board. |

TIMOTHY GRAFF - Director of
Development/Asset Management
Timothy Graff is the Director of
Development/Asset Management for
Urbanscape. His responsibilities include
overseeing the development of new
projects as well as the management of
existing assets for Urbanscape and its
partners and clients. Tim’s strength in
both qualitative and quantitative
analyses allows him to evaluate the
performance of portfolios as well as
individual assets and determine the best
action plan for enhancing their overall
value. He oversees the implementation of
new developments, value-add rehabs and
the repositioning of properties.
Prior to joining Urbanscape, Tim served
as an Associate Development Officer at
Altman Development Corporation, where he
was responsible for sourcing sites,
contract negotiations, due diligence,
securing entitlements, coordinating
product design, deal underwriting, and
establishing budgets and schedules for
the company’s multifamily development
projects in the Orlando, Jacksonville,
Tampa and Houston markets. Prior to
Altman, Tim was a Development Associate
for the North Florida division of
Trammell Crow Residential (TCR). At TCR,
Tim oversaw multifamily development
activities within the north and central
markets of Florida. He began his career
with Global Building & Consulting, a
Winter Park, Florida based boutique real
estate investment firm. At Global, Tim
administered the acquisitions and
asset/property management functions of
value-add opportunities with a focus on
grocery anchored retail centers and
class A/B office properties.
Tim received a Bachelor of Arts in
Economics from Rollins College, and
earned his Masters of Business
Administration from the Roy E. Crummer
School of Business at Rollins College.
He is a licensed real estate salesperson
in the State of Florida. |

KRISTINE WOOD - Director of Design
As Director of Design for Urbanscape,
Kristine Wood is responsible for all
facets of project design with particular
focus on interior design, color
consultation and the procurement of
furniture, fixtures and equipment. She
oversees the selection and management of
design consultants and contractors for
each project. Kristine has a deep
working knowledge of various design
styles, including traditional,
transitional, eco-friendly and others.
She coordinates all design aspects to
guarantee that a unified approach has
been undertaken in the development of a
project. Kristine specializes in the
design of new construction as well as
extensive renovations. She oversees each
project during construction to ensure
the design intent is achieved, making
changes when necessary to resolve issues
in the field.
Kristine teaches design principles to
middle and high school students through
her Junior Design League organization.
She educates her students by bestowing
practical classroom knowledge on them
combined with “real-world” hands-on
experience doing service oriented
projects as well as design competitions.
Kristine’s classes are highly sought
after by students.
Prior to Urbanscape, Kristine owned an
interior design company where she
executed over 40 residential and
commercial design projects for clients
in the Washington, DC area. Kristine
also worked as a Display Artist for Walt
Disney World in Orlando, Florida
designing window displays in Magic
Kingdom and was a member of the
company’s interior design team working
on such projects as the Yacht and Beach
Club Resort. She was a Humanities major
and Art History minor at Rollins College
and is a member of the Interior Design
Society. |

BETH COCCHIARELLA - Director of
Marketing/Public Relations
As Director of Marketing/Public
Relations for Urbanscape, Beth is
responsible for all facets of marketing
and public relations for the company.
She leverages her strong experience in
both corporate and agency work for the
successful implementation of marketing
and communications programs. Beth is
widely recognized for her skill in
combining research, publicity,
advertising, sales literature and unique
marketing events to ensure the success
of each project she undertakes.
Prior to her role with Urbanscape, Beth
was the Florida Director of Public
Relations for Pulte Homes and Senior
Vice President in one of Orlando’s
largest public relations firms, Pecora &
Blexrud. For Pulte, Beth managed the
public and governmental relations for
all seven divisions of the company. She
oversaw all day-to-day publicity and
strategic media efforts and developed
and implemented public relations plans
to support marketing and sales
initiatives and customer outreach
efforts. With Pecora & Blexrud, Beth
managed several of the firm’s largest
accounts, including the Dr. P. Phillips
Orlando Performing Arts Center (DPAC),
the City of Maitland and the Home
Builders Association of Metro Orlando,
while also leading new business
development efforts.
Beth has also managed a number of
complex professional service accounts in
the fields of healthcare, commercial
development, engineering and banking.
Early in her career, after graduating
from Florida State University, Beth
worked for WOFL-TV Fox 35 as a reporter
and anchor. She established herself as a
hardworking and resourceful reporter
with strong contacts in the Central
Florida community.
Beth is a member of New Hope for Kids
Board of Directors and Chairs the
Capital Campaign Committee, the Public
Relations Society of America and Delta
Gamma Alumni Association. She is also a
recent graduate of the Orlando Regional
Chamber of Commerce Leadership Orlando
Class 63. |

CHAD EDWARDS - Director of Asset
Resolution
As Director of Asset Resolution for
Urbanscape, Chad Edwards is responsible
for overseeing the resolution of
troubled assets for the company’s
clients. He specializes in providing
advisory services to banks and lenders
regarding loan workouts, REO assets and
other non-performing/underperforming
real estate loans and assets. Chad has
spent his entire career in real estate
where, among other things, he opened the
Orlando office for Higgins Development
Partners as a Development Manager
building Class A office and industrial
projects. Prior to Higgins, Chad was a
Development Associate for The Morgan
Group, responsible for developing large
multifamily and mixed use projects.
Chad graduated from Louisiana State
University with a B.S. in Accounting. He
earned his Juris Doctorate from
California Western School of Law, in San
Diego, California, before receiving his
L.L.M. in Real Property Development from
the University of Miami, in Miami,
Florida. He is licensed to practice law
in California, Louisiana and Florida.
Chad also was a federal law clerk for
the Chief Federal District Judge for the
Western District of Louisiana.
Chad is an active member of Urban Land
Institute and National Association of
Industrial and Office Properties.

CRAIG MINEGAR, ESQ. - Outside Counsel
Craig Minegar, Esq. is outside counsel
for Urbanscape. He is a Shareholder with
the law firm of Winderweedle, Haines,
Ward & Woodman, P.A., practicing in the
firm’s Winter Park, Florida office. He
principally represents clients in
connection with real estate, land use
and zoning, and environmental matters,
with a secondary focus in sports,
entertainment and health care matters.
Mr. Minegar is a Board Certified Real
Estate Lawyer, having been certified by
the Board of Legal Education and
Specialization of The Florida Bar since
1992. He is a member of The Florida Bar,
Orange County Bar Association,
Hillsborough County Bar Association, and
Cincinnati Bar Association, and is
licensed to practice in Florida and Ohio
(currently inactive in Ohio).
Mr. Minegar attended Southwest Missouri
State University (now Missouri State
University), from which he graduated cum
laude holding a B.S. in Political
Science, with a secondary concentration
in Economics, in May, 1980. He attended
Wake Forest University School of Law,
graduating in May, 1984.
Mr. Minegar practiced law in Tampa,
Florida and Cincinnati, Ohio, prior to
joining Winderweedle, Haines, Ward &
Woodman, P.A. as a Shareholder in 2003.
Mr. Minegar is an approved
attorney-agent for a number of title
insurance companies, a graduate of the
Winter Park Chamber of Commerce
"Leadership Winter Park" Program, and
member of the National Association of
Industrial and Office Properties, Home
Builders Association, Urban Land
Institute and Association for Corporate
Growth. He is also an avid motorcyclist
and guitarist, and member of the
American Motorcyclist Association and
Orlando Acoustic Guitar Society. |
